Hyderabad: The Greater Hyderabad Municipal Corporation (GHMC) has issued show-cause notice to a 17-floor residential project on Necklace Road after allegations that it was constructed within the full tank level (FTL) limits of Hussainsagar lake. Both GHMC and HYDRAA have started a probe after claims that the irrigation department had not given necessary clearances.The notice has been issued under Section 450 of the GHMC Act, which empowers the commissioner to cancel a building permissions if it is found to have been obtained through material misrepresentation or fraudulent statements.The project, ‘Bliss’, developed by Pradeep Constructions and promoted by B Pradeep Reddy, comprises 153 residential units. It received building permissions from the GHMC in 2018. However, the irrigation department recently told the civic body that the construction lacked its mandatory no objection certificate (NOC).The issue surfaced when the developer applied for an occupancy certificate (OC). Following the complaint, a joint team led by HYDRAA commissioner A V Ranganath, GHMC commissioner R V Karnan and Hyderabad collector Dr Priyanka Ala inspected the project on Monday. Sources said that GHMC kept the OC in abeyance after the inspection.According to senior irrigation department officials, the field inspection revealed that almost the entire project fell within Hussainsagar‘s FTL limits. “The project is spread over about 7,600 square metres. Of this, nearly 7,300 square metres fall within the FTL, while the remaining 300 square metres lie in the buffer zone,” a senior irrigation department official said.TOI reached out to Pradeep Reddy of Pradeep Constructions for his response, but calls and text messages went unanswered.Ranganath said, “Surprisingly, between 2014 and 2023, permissions were not given for any construction in the area except the Pradeep Constructions project near Necklace Road MMTS station. This is only a preliminary assessment and a detailed inquiry will be conducted before arriving at any conclusion.”A comprehensive inquiry has been ordered to find out how the building permission was granted and whether procedures were followed. “The inquiry will also examine why this particular project received approvals when no other construction was permitted within FTL limits during the same period,” Ranganath added.Karnan said, “We will examine all the records thoroughly and initiate appropriate action based on the findings.”
