John Denver’s former guest house and music studio in Aspen, Colorado, has proved to be a valuable piece of real estate. The home, which sits on a 5-acre lot in Starwood, was once part of the singer’s estate, where he lived from the early 1970s until his death in a plane crash in 1997. The Aspen home was never his main residence, so the absence of a functional kitchen is understandable. The previous owners sold it ‘as is’ with some ‘deferred maintenance’, listing agent P.J. Bory of Christie’s International Real Estate Aspen Snowmass told Mansion Global.

In April 2023, a Florida-based physician bought it for $4.75 million, then repaired the roof, replaced the sliding glass doors that face the mountains, and added a modern kitchen, a hot tub and a new deck. A year later, in June 2024, the property was listed for $8.495 million, but ended without a sale. Then, after a year, it was relisted at $8.595 million and closed in November 2025 at $8.2 million.

In 2016, the main house was sold, and the remaining guest house and music studio became a separate 5-acre property. The larger structure had three bedrooms. The guest house and garage, once Denver’s studio, had two. In his 1971 song ‘Starwood in Aspen’, Denver described the neighbourhood, and the address, of course, carried the weight of his name. Starwood is one of the only gated communities in Aspen, and Denver funded its 24/7 security in the beginning, according to Bory. The property came with private tennis courts, cross-country ski trails, horse pastures and a fire station of its own.

Its previous owners had sold the place ‘as is’ with some deferred maintenance when the house was first listed. By the time the house reached the market in 2024, the roof had been repaired. The sliding glass doors that line the front and face the mountains had all been replaced. In April 2024, the Florida-based physician bought it through a trust for $4.75 million. There was no functional kitchen, so he added a modern one that flows into the open dining and living areas.“He’s a fan, and he thought it would be a fun project to do,” Bory recalled. With the renovation, the seller also added a hot tub, a new deck and overhauled the property’s landscaping, which had been let go and overtaken by scrub oak, the agent added. The work was mostly structural rather than aesthetic, so a good deal of Denver’s era survived. Tile in some of the bathrooms. The wood beams. A stained-glass partition that came from the original main house.“That was always his intention, to embrace the vibe of John Denver and what his original design was,” Bory told the outlet.

What the buyer gets

The buyer got more house than the square footage suggests. The 2,912 square feet are split across two structures, a three-bedroom main building and a two-bedroom guest house that doubled as Denver’s studio. This sits on 5 acres inside gated Starwood, where the amenities include 24/7 security, private tennis courts, cross-country ski trails, horse pastures and a fire station of its own.

There are 2,912 square feet of living space in total, so the next owner has the opportunity to build on top of the existing house and also expand it to the allowed 5,750 square feet without having to buy more development rights, according to the agent.Besides its famous history, the property’s biggest highlight is the view that runs from Aspen to Snowmass, including the area’s four ski mountains.“It’s about 10 to 12 minutes from downtown Aspen, and you’re sitting on 5 acres with the best views of Aspen and our valley that you could possibly imagine, so you kind of have the best of both worlds,” Bory said.No wonder the sale closed in November 2025 at $8.2 million.
