Hyderabad: Potential buyers visiting the CREDAI Hyderabad Property Show on its opening day said property prices had skyrocketed, with some questioning the rates despite several plots and properties still lying vacant.Many visitors said they had come to the exhibition mainly to browse projects and understand the prices currently being quoted in Hyderabad. Some were not looking to make an immediate purchase and said they were only comparing projects, locations and amenities before taking a decision. “I expect developers to slash their quoted prices by at least 20% for projects priced above Rs 2.5 crore. I have a budget of around Rs 1.5 crore to Rs 2 crore for a 3 and 3.5 BHK flat, but I do not think this is a buyer’s market,” said a prospective buyer looking for upcoming projects in Kokapet.Representatives of Sattva group, Ramky Estates and Modi builders said their projects were receiving good interest, with visitors making enquiries and discussing prices. They said footfall was relatively low on Friday, as it was the first day of the three-day exhibition, and expected more people to visit over the weekend.While acknowledging that prices appeared high, a representative, referring to a new project from Sattva, said the “prices were competitive considering the size of the property.” The representative said a 3BHK of around 3,500 sq ft was being quoted at around Rs 4.2 crore in some projects and that prices were unlikely to see a correction in the near future. Representatives from most real estate firms present at the exhibition said demand and prices were expected to continue rising, especially in prime locations.According to the CREDAI Hyderabad housing report, the city recorded Rs 52,913 crore in home sales in H1-CY26, even as the number of homes sold declined 13% year-on-year to 26,068. New launches stood at 49,656 units during the period.
