BENGALURU: Real estate developer Sumadhura Group plans to invest about Rs 17,000 crore over the next four years, as it scales up its residential business and builds a larger portfolio of commercial and warehousing assets across southern India.The company closed FY26 with Rs 2,075 crore in pre-sales and Rs 1,750 crore in collections, and is targeting pre-sales of Rs 3,800 crore in FY27, chairman and managing director Madhusudhan G told TOI. He pegged FY26 revenue at around Rs 2,000 crore, while adding that the accounts were yet to be finalised. Sumadhura currently has debt of about Rs 2,800 crore.Founded three decades ago, Sumadhura has delivered about 17 million sft across 56 projects and operates across Bengaluru, Hyderabad and Chennai. It now has close to 45 million sft of launches planned through 2030, more than twice the area it has delivered over its history.Of the planned pipeline, around 35 million sft will be residential, 4.2 million sft commercial and 6 million sft warehousing and logistics. The residential portfolio carries an estimated gross development value of Rs 38,000 crore, from which the company is targeting around Rs 22,000 crore of pre-sales and Rs 14,000 crore of collections during the period.More than 80% of the land required for the residential pipeline has already been secured, Madhusudhan said. About 45% is owned land, with the remaining secured pipeline coming through joint development and other arrangements. The Rs 38,000 crore represents projects planned for launch by 2030, while their completion and part of the sales will extend into 2031 and 2032.The expansion will involve substantial fresh borrowing. Madhusudhan said Sumadhura expects to raise around Rs 6,000 crore of debt over the four-year period, although repayments generated by residential cash flows are expected to leave the company with around Rs 3,000 crore of net debt by the end of 2030.“We will be raising Rs 6,000 crore, but we will be standing at a Rs 3,000 crore net debt by the end of 2030,” he said. Debt is expected to peak around March 2029.Residential will remain Sumadhura’s largest business, but the company is also increasing its exposure to assets that generate recurring rental income. Madhusudhan said around Rs 3,000 crore of the planned investment would go towards commercial and warehousing projects.Sumadhura currently earns around Rs 250 crore annually from annuity-yielding assets and is aiming to take this to about Rs 1,125 crore by 2030, driven largely by commercial offices and warehouses.Its upcoming projects include the 2.5-million-sq-ft Platinum Square commercial development in Bengaluru and a 1.2-million-sq-ft logistics park at Red Hills in Chennai. The developer is also evaluating residential opportunities in Chennai and projects in Navi Mumbai and Pune.
